India's flexible workspace industry is undergoing a transformative phase as demand shifts towards managed, campus-led office solutions. Smartworks Coworking Spaces Limited has crossed the 10 million square feet threshold in its operational portfolio, positioning itself as the first listed flexible workspace provider in India to reach this significant milestone.

This achievement was fueled by the operationalisation of the Tata Intellion Park centre in Mumbai and the inclusion of a Forbes 2000 company as a new client at this centre, according to an official statement made on Tuesday. Market trends show that demand is being driven by Global Capability Centres (GCCs) and large corporations seeking scalable, multi-city workspace solutions with predictable costs and operational efficiency.

Businesses are increasingly moving away from traditional leasing models in favor of managed office spaces that promise greater flexibility, standardisation, and accelerated deployment. Neetish Sarda, Founder and Managing Director of Smartworks, emphasized that this shift is indicative of evolving enterprise needs and a broader structural transformation in India's office real estate market.
